Fund Managers, West Midlands

We transformed the ground floor in to three stunning meeting rooms, together with a reception area and a modern kitchen. The ceilings in the meeting rooms comprise of MF suspended ceilings and MF bulkheads, with both concealed LED strip lighting and LED downlights, with the lighting on dimmers. Cables are hidden within the walls and bulkheads.

The meeting rooms are formed with double glazed partitions, on which corporate manifestation will be adhered.  There is also a curved glazed partition.  The offices are air conditioned.

The entrance and walkway is fitted with Forbo flooring, which has a stylish plank finish.

The doors are walnut finish.

More recently we partially ripped out upper floors within the building and carried out a prestigious refurbishment, as evidenced in the pictures.  We installed Ecophon Acoustic Solo Circles to absorb noise within a breakout area.  Downlights and colour changing LED lights are positioned within exposed ductwork within an MF bulkhead.

On picture 2, the breakout area has pendant light fittings with exposed galvanised conduits fitted to underside of black concrete soffit.  Behind the sliding door there is a concealed shower / changing area and wc.

Timber fins are installed to the underside of a blacked out suspended ceiling set in a curved bulkhead with downlights and changeable LEDS in picture 3.

In pictures 4 and 5, a relaxation area is designated for executives, clients and staff.  Timber fins are installed within a bulkhead, with LEDs and downlights providing ambiance.

The open plan office area has feature bulkheads with LED linear lights.  Planting features divide the open space areas and a timber fin screen divides the desks from the kitchenette.

Perimeter offices were formed with curved bulkheads and curved partition Crittall style glass partitions.  Crittall style partitions create a meeting room with a pair of doors with 180 degree hold open hinges.

Our works incorporated carpentry, joinery, ceilings and partitions, electrics and fire alarms, air conditoning, painting, and decorating, and plumbing.  We liaised with Building Control and met with Inspectors on a regular basis.  Whilst we did not produce desk layouts for this project, we do have Autocad facilities suitable for this purpose and office layouts.

We worked with our client and architect on this bespoke project to create streamlined, crisp, clean offices with a definite “wow” factor.

Offices, London

We were pleased to be part of this major project where a dilapidated industrial unit was brought back to life with a major refurbishment.  We co-ordinated with other trades in order to carry out extensive ceiling works, liaising with electricians and air conditioners to fit in with their programme.

We installed metal stud partitions to form offices, a reception area and corridors, kitchens, server and printer rooms, storage facilities and staff changing rooms.  As per the clients’ specification, we fitted purpose-made timber windows within the partitions.

We completed carpentry and joinery works, fitted carpet tiles and installed staff lockers.

Animal Sanctuary, West Midlands

We recently used Tufsound to absorb airborne noise and reduce reverberation within an animal sanctuary in order to create a softer, more comfortable acoustic environment.

Hodgson & Hodgson, manufacturer, refer to the product as “Contemporary, high impact-resistant, decorative acoustic wall and ceiling panels for use in architectural and industrial applications. Manufactured from expanded galvanised steel mesh or perforated steel with a sound absorbing mineral wool infill. Panels may be painted to any British Standard or RAL colour.”

Tufsound is suitable for schools, airports, sports stadiums, recording studios, theatres, workshops, control rooms, plant rooms and factories.

Offices, West Midlands

This project entailed rip out and complete refurbishment of recently acquired offices as well as sprucing up existing adjacent premises. Works included ceilings, partitions, painting, decorating, air conditioning, moveable walls requiring structural steels, plumbing, electrics, carpentry and joinery. With a generous budget, both properties look stunning, creating a modern hi-tech working environment.

Machine Shop, West Midlands

Gyptone Quattro 41 on jumbo wall reduced sound reverberation within a machine shop.

Gyptone Quattro 41 boards achieve a seamless, monolithic appearance with excellent acoustic performance and can be used to follow sloping gradients, providing a robust, low maintenance system with aesthetic appeal.

These boards are used widely in schools, universities and hospitals.

Offices, Gloucester

We are pleased to work in association with Cotswold Business Interiors Limited who we have collaborated with on many occasions to produce quality internal refurbishments. At these offices in Gloucester we installed glazed partitions with integral blinds complete with a control knob. A boardroom was formed – for the purpose of privacy and confidentiality sound insulation can be incorporated to ensure conversations remain within the four walls. This is key for meeting rooms used for HR purposes, or where noise needs to be contained to avoid disruption to others.

The finished offices are modern, sleek and finished to a high quality, reflecting our experienced tradesmen.

Honda

Office Refurbishment, West Midlands

This contract included rip out of old fixtures and fittings.  We co-ordinated with various trades – electrics (including data points), carpentry, joinery, painting, decorating and plumbing – to create a clean and crisp environment.  New kitchen areas were installed, as well as wall and floor tiled modern washrooms.

KFC, West Midlands

This was a refurbishment project converting a former pizza chain into a KFC in the West Midlands.

Our works included MF ceilings and rafts, lay-in grid ceilings, taping and filling. Infills in the ceilings were sprayed to maintain the corporate image of the company.

Schedule of Dilapidations

If you are moving premises and the landlord presents a Schedule of Dilapidations which details areas of disrepair, or items requiring redecoration or alterations that need reinstating, we can assist with this.

A Schedule of Dilapidations records the works required to be undertaken to a property in order that the property is put into the physical state in which it would have been had the tenant complied with its covenants or obligations within the Lease of the property.

Examples of works required in a Schedule of Dilapidations:
To the suspended ceiling there are a small number of tiles that are damaged or stained.
Remove all all damaged or stained tiles and replace with new to match the existing.
Repair

The Tenant has installed a number of partitions that are fitted to the underside of the suspended ceiling grid.
Replace all damaged ceiling tiles with new to match the existing once the partitioning systems are removed.
Reinstatement

The previously painted surfaces including walls, timber and metal work items are in need of decoration.
Thoroughly clean down to remove all soiling, prepare and redecorate. Redecoration

A number of the recessed electrical floor boxes are damaged and have been marked with ‘black & yellow’ hazard warning tape. Execute thorough repairs to leave in good working order.
